Rates, Payments & Terms

Our simple rates are only $200.00 - $250.00 per night.
Week is considered 6 Nights 7 Days reservation.

Bookings per week or greater - Qualify for an “ALL INCLUSIVE” status. 
This all inclusive rate includes - Use of property, taxes, cleaning charge & free use of BBQ grill. 

Minimum reservations are 4 Night's. Please add 12% tax (of total rental) & $100.00
cleaning/departure fee to any reservation that equals less then a 6 night's


*Example of a non full week reservation- (4 night’s @ $200.00 = $800.00 + $100.00 Cleaning
+ 12% Tax $118.00 = $1118.00 Grand total)
Pool / Spa Heat (optional) is $30.00 per day.

Refundable security deposit is $300.00 (Required to Book)
       *Additionally, 20% of total invoice will be required to be paid within 7 days
Check in time is 4 PM - Check out time is 10 AM . Exceptions can be negotiated for additional charge.

We also discount stay’s longer then 1.5 months by offering a 10% discount.


Last minute bookings receive a deep 20% rate discount to help fill in our open gaps.
To qualify, you must book no more then 6 weeks / 45 days away from your travel.

Upon booking and our acceptance, we will supply you with all nessesary information on our email sent "Rental Reservation/Confirmation" to allow you to submit any and all payments with your favorite method.

                                                                                       Terms

1. CHECK-IN TIME IS 4 P.M.  AND CHECK-OUT IS 10 A.M.  
NO Early Check-in or late check-out unless noted.
2. This is a NON SMOKING Home. Any Smoking inside unit will void your security refund in full.

3. Pets are NOT permitted in rental units under any conditions. The lawn and pool maintenance of the property may fall into the week you are staying in our home.  For informational purposes- its generally  around 15 minutes for these services to be completed.

4. DAMAGE/RESERVATION DEPOSIT- A damage/reservation deposit of $300 is required. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable within (20) days of departure, provided the following provisions are met as well as *Departure Procedures.

a. No damage is done to unit or its contents.
b. No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
c. All debris, rubbish and discards are placed in trash can, and soiled dishes are placed in the dishwasher and cleaned.  
d. All keys are left in the lockbox, then lockbox is locked- please double check that unit is left locked securely.  Please don’t tamper with actual code setting procedure as we will not be able to retrieve the keys.  
e. All charges accrued during the stay are paid prior to departure.
f. No linens or items are lost or damaged.
g. No early check-in or late check-out.
h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by My Complex.

5. PAYMENT – An advance payment equal to 100% of the rental rate is required 60 days before arrival. The advance payment will be applied toward the room rent. Please make payments in the form of bank money orders, cashiers checks or personal checks payable to owner. The advance payment is not a damage deposit. 

6. CANCELLATIONS – A ninety (90) day notice is required for cancellation. Cancellations that are made more than ninety (90) days prior to the arrival date will incur 50% USD penalty. Cancellations or changes that result in a shortened stay, that are made within 90 days of the arrival date, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.

7. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.

8. MAXIMUM OCCUPANCY- The maximum number of guests is limited to the number of persons on your Vacation Rental Invoice/Confirmation. An additional charge ($50.00) per person per night for undisclosed guests  will be assessed upon check-in or deduction of security deposit.

9. Longer minimum stays may be required during holiday periods.

10. INVENTORY – Checked by our staff weekly.  An inventory list is located on coffee table in the Family Room.  Please feel free to check  inventory upon arrival.  Report any and all damages or missing items within 24 hours of arrival to Owners. Any reported missing or damaged items after your departure  may be deducted from your Security Deposit.

11. NO DAILY MAID SERVICE – While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the home.

12. RATE CHANGES – Rates subject to change without notice.

13. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.

14. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.

15. HURRICANE OR STORM POLICY – No refunds will be given,  only exchange of dates will be applied for future stay or credit only if :

a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will credit you:

1. Any unused portion of rent from a guest currently registered,
2. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane Warning is lifted; and
3. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.

 16. *For a Full Refund of Security Deposit please check that all of the following Departure Procedures are done:

All keys are left in the lockbox, then lockbox is locked- double check that unit is left locked.  Please don’t tamper with actual code settings procedure as we will not be able to retrieve keys. This is the most common area of issues people have when renting any property (industry wide), that’s why we stress this point. We want to return your entire security deposit. It’s also the most expensive to repair with recoding all doors. You are responsible for the keys to the house until our management company goes in after your departure and verifies them.

Alarm is armed.

All doors are locked.

All windows are closed and locked.

All lights are turned off.

A/C temp. Is set to 85 degrees or Heat temp. Is set to 55 degrees (Depending on Season).

All shades are partially closed.

Appliances are turned off, including all small appliances....iron, hairdryers, etc.

All TV's, DVD players and electronics are turned off.

Trash cans in home are emptied into trash barrels, and recycle bins, barrels are set out by the front GARAGE door unless your check out is on the same date as pick up of trash- then please leave cans by the street the night before.

Pool safety fence is re-installed if taken down within your stay.

17. False Security Alarms-  Our service provider may charge us for /per false alarm up to $25.00 per incident. Please make sure all adults are aware of procedures to turn on/off this feature, to make sure no charges will be assessed to you.

18. Phone service – Please be advised that calls are only allowed and free to U.S, Canada P.R, Virgin Islands.  We ask you to educate your entire party to this. Deduction of funds will be assessed if need be from security deposit for any not authorized calls.

19. Pool Safety Fence Further- Our Villa's are equipped with a removable child safety fence for your protection. If you choose to take it down or don’t need it’s protection, we ask you to roll it up and put it aside. It’s light weight and re-installs in only minutes. All support polls are numbered on top for simple installation.  The entry gate has an extra hole to slide opened pole into and is labeled as well for easy usage.   The fence must be re-installed prior to your departure if you take it down.

20. Internet WiFi passwords are located  in the homes.

21. We provide only start up sanitary products and everyday house hold products. IE: dishwasher tablet, trash bags, hand soap etc….  It’s the guest’s responsibility to purchase any additional needed products themselves. 
22.
DO NOT park any cars on any grass, (ours, neighbors, and    community)  please make sure to inform all drivers to park ONLY on paved areas and street.  
23. Addittional terms may apply to the home of your choice, as these are regulated by our HOA (Home Owners Association) Full terms can be emailed upon request. Said full terms will be sent via email prior to your stay.
24. We will email you the directions, location, lockbox, security alarm code, gate code ( if applicable) . All instructions one week prior to your departure as they change after every guest.
